Residential services & boarding houses
Plan the service, not just the room income.
Room-by-room rent can look attractive on a spreadsheet, but a viable residential service begins with the occupancy model, lawful use, building suitability, accreditation pathway and the needs of residents. We help owners investigate the whole operating model before they commit.
- Property suitability and preliminary risk review
- Occupancy, income, setup-cost and operating-cost scenarios
- Coordination with planning, building, fire-safety, finance and legal specialists
- Rooming-accommodation systems, house rules and resident processes
- Specialised management focused on respectful, stable shared living
Not every multi-room property is a residential service, and not every property is suitable. Where four or more residents separately rent rooms and share facilities, Queensland registration, accreditation and rooming-accommodation requirements may apply, subject to the exact arrangement and statutory exclusions.
