Three ways to start

A useful answer begins with the right scope.

Choose a defined report when your question fits, or bring us a more complex brief for a tailored scope and proposal.

All reports are preliminary desktop decision support. They do not replace valuation, legal, tax, financial, planning, engineering, building, surveying or other appropriately qualified professional advice.

What detailed analysis adds

Understand the pathway, not only the property.

A promising idea can still fail because of delivery cost, finance, timing, regulation, operating complexity or an unrealistic exit assumption.

The Property Potential Review connects these moving parts. It identifies plausible pathways, makes assumptions visible, tests what changes when costs or values move, and sets out the questions that need confirmation before you commit capital.

01

Can it be done?

Public planning context, site constraints, current use and the approvals or specialist checks likely to matter.

02

Can it be funded?

Acquisition, holding, consultant, approval, construction, finance, contingency and operating assumptions where relevant.

03

Will it work in practice?

Demand, tenancy or operating realities, delivery sequencing, downside scenarios and practical next decision gates.

A rare combination of perspectives

Property decisions sit inside financial, operational and human systems.

Steven Purcell brings experience that crosses those boundaries: a decade as a business finance manager, leadership of several companies, charity board service, and practical assistance across housing, development and small business.

For the past decade he has also served as general manager of a specialist homelessness service, providing direct insight into housing pressure, tenancy stability, service delivery and the gap between a theoretical housing model and one that works for people.

Study in physics and computational science, together with his work as a developer, informs a structured approach to evidence, modelling, systems and uncertainty.
